How CWS Products Fail – and How We Fix Them

  • Fastener back-out on CWS standing seam panels. We see this more in Westchester than almost anywhere else. The combination of intense sun, afternoon thunderstorms, and the thermal cycling that comes with living a few miles from the coast causes the clips and fasteners on CWS standing seam roofs to work loose over time. The panel looks fine from the ground, but it’s actually lifting microscopically at the seam. We replace the affected panel with a factory-matched profile, and we check every adjacent panel for signs of the same stress.
  • Sealant breakdown at CWS penetration points. Every roof has penetrations, and on CWS roofs, the sealant around the vent pipes, skylights, and exhaust fans is a known maintenance item. In Westchester’s UV-heavy climate, the factory-applied sealant on older CWS installations dries out and pulls away from the metal. The result is a leak that looks like a roofing problem but is actually a sealant problem. We strip the old sealant, clean the penetration, apply a commercial-grade replacement that’s compatible with CWS coatings, and re-secure the flashing. The repair is straightforward, but using the wrong sealant makes it fail again within a year. We do not use the wrong sealant.
  • CWS panel seam separation after wind events. When a strong storm comes through Westchester, the biggest threat to a CWS roof isn’t the rain, it’s the seam separation that happens when the panels flex under wind load. We see this especially on homes that took a near-miss from a tropical storm or a strong summer squall. The seam opens just enough to break the water barrier, and then the next rain gets in.
